He emphasized that the restaurant' is necessary in 4)rder«o provide the needed revenue to upgrade and .beautify the entire fishing cotajH^x-, adding that revenue generated from the leasing of boat slips isn’t enough to pay his mortgage. The marina owner continued that'the property is befog developed entirely for recreational purposes. "We bought this marina without considering putting in condominiums," he said. "FOOD AND marinas historically make a happy marriage," he noted. He added that his coffee shop — which ’would serve moderate price breakfasts, lunches and dinners.. — would not have to solicit customers off the street to • have a thriving business. He said 250 to 400 people use his marina each day. There are currently at . least five eating establishments — including three with liquor licenses — in the Landing, but only a couple are open early enough in the morning to cater to the pre-dawn fishermen. Describing his marina, Weber said that "It is pro-

bably the most transient spot in South Jersey, and maybe in the state." He complained that the facility’s 60 year-round rental slips and 20 pier spaces for transient vessels are filled almost every night during the spring and fall. THE MARINA owner appeared before the board with his conceptual plan in ah effort to determine If under the township’s new zoning regulations a detailed site plan will be required, and if so, if any. of the provisions can be waived. According to Township land use official Ferne Detwiler, the ordinance requires that a site plan be submitted because a change of use is being proposed for the existing .structure. \ Although in concept the board appeared to look favorably , on the project, some members had reser-' vations concerning parking and traffic problems in the area. THEY emphasized the traffic congestion that already prevails — especially in summer — in the Schellenger Landing area. It was noted that
