New Regulations’ Wake

Higher Flood Insurance Rates

Many Jersey Cape homeowners will face increased flood insurance rates sometime during the next year as the federal government implements new fjood insurance regulations based on the measurement of wave

heights.

"Maximum wave heights will now be used to determine base flood levels' in shore areas, thereby increasing flood insurance premiums for many shore area homeowners," Martin M. Friedman, president of Flood Hazard Certification Inc. of Hackensack, .has

reported.

THE GOVERNMENT has found that the median wave heights previously

used to calculate flood insurance premiums were too low and maximum wave heights are a more accurate measurement for calculating flood insurance premiums, Mr. Friedman continued in a news

release.

"Because we are ip the business of providing insured flood hazard area certifications for lenders and attorneys throughout , New Jersey and the metropolitan New York area, we were among the first to learn about the impending increase. We have to stay current daily with all of the regulations and changes promulgated by the Federal Emergency Management Agency,"

Mr. Friedman addqd. CHANCES IN THE wave-height rating system are of major interest to individuals*Seeking to buy or sell seashore properties and to lenders who make mortgage loans on such properties. The new wave-height measurement will now require many additional shore area homes to be covered by flood insurance, the FHCI. president reported. He also noted that lenders are required by federal law to notify loan applicants if any portion of the building or mobile home covered by the mortgage falls within a flood hazard area, thereby requiring insurance.

on the Way

LENDERS WILL find it more difficult to stay Current with the heavy volume of shore area flood maps expected to be issued by the government in the next year to cover the waveheight change," Mr. Friedman said. "And only by staying current on almost a daily basis will the lender know he is not violating the law,” the FHCI president

said.

Coverage against flood

lo$s is offered in two phases, and that coverages range from a maximum of 135,000 to $185,000 for a single family home, with the higher maximum applying to Cape communities because of their participation in the federally underwritten comprehensive flood management program. Rates vary in this state, depending on locality and determined risk, Friedman explained
