by Bob Shilcs SCHELLENGERS LANDING — Althoogh it may not be the kind 01 business the Planning Board had in mind for the area when it established a special marine business district here, under an interpretation rendered by the Lower Township Zoning Board of Adjustment last week a meat processing plant is permitted use here. Cape May businessman Gregory Giancola — owner of the Texas Ave. Food Market, requested the board to determine June 1 if the local zoning ordinance will permit him to operate a wholesale meat processing business on Third.Avc. near the foot of the Rt, 109 Canal Bridge He currently is planning to purchase the existing can-
dy warehouse owned by William and James Morrow. The Morrow’s — who last year were denied permission to operate a candy factory on the site — recently relocated their business to Cape May. MR. GIANCOLA intends to use the Landing site entirely for wholesale meat processing — a business he now operates out of his Texas Ave. Market. He emphasized the operation would only entail meat cutting for restaurants and fishing fleets — no slaughtering of animals or retail meat sales will take .place at the site. “It will strictly be a wholesale business with our delivery going out of there," the businessman said, adding that he will continue to operate his ex-
isting retail business at Texas Ave. TOWNSHIP LAND use official Feme Detwiler had requested the board make a determination whether meat processing can be permitted in the marine business zone, adding that she has “some problems" with the use because while it is not a direct marine business activity, the ordinance does permit the retail, wholesale, processing and packaging on site of goods considered to be “marine related" or "per tinenwo marine use " But the board — citing that the ordinance specificity allows processing and packaging of fish and noting Mr Giancola's business meets.the marine related requirements because he supplies meat
to most of the restaurants and commercial boats operating out of the Lan ding — voted unanimously to permit the use BOARD MEMBER Robert Reiper. however, emphasized that before the business gets the go-ahead to begin operating the Planning Board should be required to review the site plan. He pointed out thatwhen the Morrow's requested last year to put a candy factory on the site, there was significant public opposition because of the potential parking and traffic congestion Traffic congestion is already often a problem in the Schellengers Landing area, especially in summer when all nparinas und local businesses are in.full operation
Ms Detwiler noted that Mr. Giancola will have to come before the Planning Board for site plan neview because of the proposed change in building use.
