NJ. Farmland Highest in County
TRENTON - With prices rising an average 16.5 percent each year since 1976, N.J. leads the nation in per-acre farmland prices, according to a report released earlier this month by the state Department of Agriculture. The report reveals prices increased from an average $2,400 per acre to $4,400 per . acre in five years, pushing Garden State land values about $300 to $500 ahead of second-place Rhode Island and third place Conn. "The figures point out what farmers already know,” according-to Secretary ■ of Agriculture Arthur R. Brown, Jr. "High land prices is the reason it’s difficult for young people to get into agriculture. It’s also why most N.J. farmland is rented, rather that owned by the farmer," he said. PRICES this fiscal year increased an average $806 per acre over 1980, but the report indicates the cost of land for development actually declined $892 per acre. This reflects a construction slowdown caused by high interest rates and a
sluggish economy, "Although the overall .cost of land bought for development increased 32 percent each year from 1976, we are seeing a decrease in development of farmland," said Robert Bruch, the Agriculture department’s Rural Resource Services coouinator.

easing of development pressures in the state coincides with the depart-, ment’s efforts to establish a farmland preservation program mandated by voters through a bond issue in 1981. The enabling legislation for the bond, awaiting approval by the State General Assembly, *will provide guidelines for ' local farmland retention programs statewide. According to Brown, recent trends indicate most land is being purchased*to continue in farmland, with more than 58 percent of the 107,969 acres purchases since 1977, remaining in agriculture. An additional 28 percent was purchased for investment, with only 12 percent designated for development, he said.
