Commercial Renovation Costs Cut

CAPE MAY — Commercial and mixed-use property owners in the city will benefit from a $335,000 Federal Urban Develop ment Grant recently awarded. The grant funds, targeted for guest houses, apartments and multi-unit buildings, will lower the of fective cost of borrowing for renovations and improvements. These funds will be available to commercial and mixed-use properties, and apartments with five or more dwellings. The effective interest rate for this program will be from 8 to 10 percent, with a majority of the loans at 8 and 12 percent to owners of a property that is purely an investment. with no direct relationship of the property owner to the business. THE FIRST NationaU State Bank of South Jersey will be participating with the city in this program They will loan the funds to qualified borrowers and the city will use the UDAG funds to lower the interest costs. Those property owners that submitted Letters of Interest, indicating amounts needed to improve their properties, will be personally contactd once the program funds have been received by the city, and all the necessary contracts and documents have been executed between the city and HUD The city anticipates that the program will be im plemented by early March THE COMMERCIAL and Residential UDAG projects that have been funded will enable the city to bring over $500,000 in additional federal revenues to the city which are expected to generate in excess of $2,000,000 in private investment toward the upgrading and beautification of the city’s older housing and buildings These are special funds which have been set aside by the federal government and are not likely to be available again at any time in the near future To learn more about these programs, contact the Department of Community Development, 2nd floor. Room 12 of City Hall. 884-8411, Ext. 38.
