Interest Threat To 'Construction

WOODBRIDGE - Rising interest rates - fueled by recogfi federal deficits and a more restrictive monetary policy-threaten to send the economy on another "rollercoaster ride", flowing housing construction in the second half of the year as well as the pace of the overall recovery, David B . Jackson, president of the New Jersey Builders Association, warned recently.

NJBA is a professional trade group representing more than 2,000 firms in the housing and construction in indusdtry. Jackson, a home builder from Summit, blamed the most recent round of increases on a "mismatch of economic policies" being pursued by Congress, the Reagen ' Administration, and the Federal Reserve Board. In the past two months, the prime rate has risen nationally from 11 percent to 12 1/2 percent and fixed rate mortgage loans have moved up a full percentage point to about 14 percent. RISING INTEREST rates reduce the number of Americans who can purchase housing, and that means less jobs and more unemployment. At 13 percent, the rate two months ago, the payrtient on a modest $60,000 mortgage loan was $664 a month, requiring an income of about $31,000 to qualify. At today's 14 percent interest, the payment rises to $711 a month, requiring an income of more than $33,000 to qualify," Jackson said at a recent NJBA meeting. He added the solution Ues in Washington. "On the one hand we are ruiming] up deficits at a rate ofy$200 billion year after' year. On the other, the Federal Reserve is committed to a more restrictive monetary policy that is bound to slow the pace of the recovery. Caught in the middle of these diametrically opposed policies are investors, businessmen, and consumers who invest or borrow capital, and who, in the final anallysis represent the heart of the economic recovery," the NJBA^resident said. To avoid further in creases in interest rates. Congress should, enact within the next 30 days its budget plan for 1985 that would cut the deficit up to $200 billion over the next —three years Jackson added thatme Federal Reserve Board slipuld not overreact by slowing the economy too abruptly f In recint weeks, NJBA

has supported several proposals ih the Senate that would cut the deficit by freezing spending entitlement program increases, andraising taxes. Thus far. these plans have failed to ''clear the Senate. | '

Marine To Accept Tax Bills WILDWOOD - Residents of Upper Township may now pay current and future real estate tax bills at Marine National Bank's Marmora office, it was announced by Philip W. Koebig III, president and chief executive officer. Marine National Bank is collecting these taxes as a public service to the residents and government of Upper Township. It is the first such real estate tax collection agreement of its kind in Cape May County. Any township resident owing current or future real estate taxes may pay them at the bank's Marmora office during regular banking hours. There is no charge for this service. Upper Township residents who live in the Marmora area and senior citizens may find paying their real estate taxes in Marmora much more convenient than at the Township offices in Tuckahoe. Marine's marmora office is at 22N R'oosevelt Boulevard in the Avalon Real Estate Professions Plaza.
