Cape Farmlands ' a Tax Value Rises
TRENTON — The farmland assessment values for the 1985 tax year ' increased in 16 of the state's 21 counties, state Secretary of Agriculture Arthur R. Brown Jr. said today. The increases, from $20 to $100 per acre, resulted from the first review of value determination procedures since the program was established in 1964. Values increased $20 an acre in Cape May County. THE ACT permits farmland of at least five • acres to be assessed at its productive, rather than market value. Farmhouses and the land beneath them, barns and other buildings, are taxed at full market value. The land must be in agricultural production for
at least two years to be I eligible. Eligible land that I is changed to a non- I agricultural use is subject I to a rollback tax at full I market value. The values, set by the I state Farmland Evaluation I Advisory Committee each I year, reflect the productive I capability of farmland in I each county and are used I by tax assessors' in asses- I sion eligible farmland. "FARMLAND assess- I ment has kept farming in I New Jersey," said brown, I ' who serves as committee I chairman. "Without this I tax policy, farming in this 1 urban state would be virtually impossible. Even so. at an average of $23.48 per acre, New Jersey farmers still pay the second highest real estate taxes in the nation.'' Other values increased this year as follows: Bergen, Essex, Passaic, and Union up $100 per acre of cropland harvested; Atlantic, Burlington and Salem up $60; Cumberland, Middlesex, Ocean and Warren up $40; and Camden, Hunterdon, Monmouth and Sussex up $20. Values remained unchanged -in Gloucester, Mercer, Morris and Somerset counties. There is no qualified farmland in Hudson. Additional information on farmland assessment can be obtained from John P.
