STONE HARBOR - For the last beachfront motel the Tides are going out.
r The Tides Motfcl. at 9601 1 1st Avenue, was recently I sold by longtime owner Robert Anzalone to Leahy Realty Inc. of Avalon. The 44-unit motel, built in 1956. will be torn down soon after its Sept. 15 closing date to make way for a 23-unit condominium Although Anzalone. 47. feels he is making the proper business decision, he does it with regret "I sure do regret selling _ 1 wouldn't have sold the Tides if it weren't for the height restrictions." he said, referring to the borough's buildings. Borough construction official Herbert Hornsby said the condominium plans conform with the regulation That restriction has prevented Anzalone from developing the property further, and led to his deci sion to sell, he said "I couldn't do much with I it The property was being I devalued, something had I to be done. Especially upsetting to Anzalone is that no alter- , native exists for his customers who preferred staying on the beach, he said. "A lot of them are very disappointed. The Tides is the last motel on the beach in Stone Harbor, and many people stayed here for just that reason." Anzalone is enjoying a rarity — a summer off. He would like to get back into the business here next summer because he feels too young to retire, he said However, he will be quite choosy about the business he eventually invests in. he said He has already turned down several offers this summer "There's no sense in going back into something less than perfect, something less that you already had." he said Anzalone feels confident in dealing with Leahy Realty. which has assumed operation of the motel for its final summer. Plans for the condominium. called the Sanderling. include such amenities as an elevator and an indoor pool The 23 units of two- and threebedroom condos will be completed by next Memorial Day. according to James McStravick of Leahy Realty

The monthly head count, with 1984 first and this year second, follows: March — 387 and 960; April — 2.230 and 6,798; May - 4,274 and 6.807; June — 6,776 and 9,699.
