fident of the borough's cooperation in the matter. 1 • • • A CONCEPTUAL plan for a 100-room hotel with swimming pool, six shops, squash courts and two cinemas was submitted to Stone Harbor's planning board Jan. 27 before an audience of three. Pity. too. It was the biggest project to hit this borough in our memory. The planning board has jurisdiction over subdivisions, not variances, and made it clear it could make no decisions but would offer suggestions about procedure to be followed. Gerald Katzoff and his wife, who own awardwinning Harbor Square Mall and Snickers, brought plans, drawings, and two architects to gain input on their envisioned complex, west of Harbor Square Drawings showed a handsome edifice, more like Williamsburg North than a resort town, but beautiful. THE BOARD pointed to handicaps which would have to be surmounted before approval could possibly be granted: it would be located in town's most congested area; would increase parking and trash removal problems; further strain the sewage system ; and would t>e in violation of recent ordinances passed to control density. One and one-half on-site parking spaces per unit are now required for hotels, motels and buildings of that sort. To this point Katzoff replied that he would try to buy adjacent land (providing a tax ratable) and failing that, would buy land nearby or across the 96th Street Bridge and supply valet parking. ON THE 31-foot maximum height limit, he stated that the three-story building would not exceed the height of Harbor Square. On restriction of 96th Street to business use and prohibiting residential dwellings, Katzoff asked: Is a hotel a residence or j business which will increase employment? The planning board suggested Katzoff consult Building Inspector Herbert Hornsby for the number of variances required and then appear before the zoning board. The next zoning board meeting is Feb. 14. Top-flight hotels, like the Golden Inn in Avalon and Flanders in Ocean City are a resort's greatest asset, possibility of another condo, its worst liability — we'll follow this with interest. Lauderdale tellsus that while Ann will be remaining 'til early March, Bill, who is on one year sab leave from teaching, will take off soon for an eight-week tour of Western Europe.
