Harbor Square Owner Acquires Shelter Haven

STONE HARBOR - Harbor Square owner Gerald Katzoff, 38, has purchased the building housing the 52-unit Shelter Haven Motel, a Touche restaurant and a liquor store at 96th Street and Third Avenue. Deed filed April 16 listed a price of $2,850,000. Seller was SAMRUS Corp., headed by Jerome Saul who has a home in Stone Harobr and is a principal with Key Buick in Sprinfield, Delaware County, Pa. The purchasers used the corporate name, The Beach Shop Inc. Also included in the transaction was the Shelter Haven parking lot on 97th Street between Harbor Square on west and the Stone Harbor Mall on the east. Filed the same day was a deed transferring title of the Shelter Haven's 96th Street parking lot from SAMRUS to Katzoff and his wife, Lydia. He is a lawyer and they live in Yardley, Bucks County, Pa. This purchase is another in a series of Stone Harbor acquisitions by Katzoff who, earlier this year as' Harbor Square Associates, bought the Harbor and Park theaters and the six shops adjacent to the Park Theater known as the Plaza Shops. The theaters were purchased from -Hunts Pier Associates and are being leased to the Frank Company of Pleasantville, an independent theater circuit. During the March 4 meeting of Borough Council. Katzoff displayed a proposed plan for a three-story hotel on 96th Street. He said by purchasing two properties on 97th Street he could supply the required parking for the hotel. Also, he suggested that he could then assign 30 parking spaces to the borough. In discussing the proposal last week Robert Biumenstien. Harbor Square manager, said, "We felt there was sa clear need for a high-level hotel with all the amenities including a pool, health club, concierge and suite type rooms." However, the borough has an ordinance, 15-13.27, entitled Residential Prohibition in Portions of Business Districts. This

The Shelter Haven Motel in Stone Harbor Word

states no residential uses or living quarters in business uses shall be permitted anywhere in the following portions of the business district. 1. 96th Street (southeasterly side) between 2nd and 3rd avenues to a depth of 110 feet. 2. 96th Street (northeasterly side) between 2nd and 3rd avenues to a depth of 65 feet. 3. 3rd Avenue (southeasterly side) between 94th and 99th streets to a depth of 110 feet. 4. 3rd Avenue (northwesterly side) between 94th and 96th streets to a depth of 110 feet. 5. 96th Street (northeasterly side) between 3rd Avenue and Sunset Drive to a depth of 65 feet. At the same council meeting is was unanimously approved that the borough solicitor be authorized to proceed with the acquisition of two properties on 97th Street. Meanwhile, Blumenstein announced that there are several new stores in Harbor Squqre including Made on Earth, Pine and Paperworks, Kristy's Boutique, toys Ahoy and Earth and Sea. He expects The Potter, Cape May, will, join the newcomers. Among those returning will be Harbor Square Creamery, Bob Ermilioy Clothier. Vendeur Dia^ Village, James Taffy, Bear Hunt and Sports Gallery. Snickers restaurant has been open nearly yearround. serving lunch and dinner Thursdays through^ Mondays. Tenants in the Plaza Shops include Laura's Fudge. Seacrest Bakery, r Dippy Don's, Plaza Card and Gift Shop and 1 Pappagallo. The Shelter Haven Motel currently is open weekends with Jean Cotton as manager.
