35-Store Shopping Center Proposed

0 By GREGG LAWSON' RIO GRANDE - Another Jamesway in Middle Township? It's possible, according to Rio Grande Associates' plans for a 35-store shopping center, eight movie theaters and a large retail store on the site of the Wildwood Drive-In. The project is scheduled for a preliminary site plan review before the township Planning Board tomorrow night. It would be located on a 125.000-square-foot lot on Route 47 (Wildwood Boulevard) between 3rd and 5th streets. Louis Meshon, general partner in Rio Grande Associates, a business entity formed for this specific project, said construction' would take two phases. FIRST WOULD BE the construction of eight theaters and two small retail stores in a 32,000-square-foot building facing Route 47. Also in phase one would be the construction of a 50,000-square-foot retail store that would face the Shop Rite store on 5th Street. Meshon said Jamesway "is interested" in the building, but no agreement has been signed. He said Oct. 1 is the tentative starting date, depending on township, county and state approvals. Until then, he said, the drive-in will continue to operate under a lease to a Lakewood theater operator. Meshon said the theater would remain open "until Oct. 1 or thereabouts, or whatever's normal" unless "the approvals are forthcoming sooner." PHASE ONE would be serviced by a sanitary septic system located behind the large retail store. Phase Two, the construction of a 33, 525-squa re-foot building to house about 35 retail shops, is on hold until the county Municipal Utilities Authority regional treatment plant is completed sometime in 1988 The plans call for a 293,542-square-foot parking lot, with room for 776 cars (including eight handicapped spaces) Two accesses would be from 5th Street, one from 3rd Street. IN A TRANSACTION completed Jan. 8, Meshon said he paid $500,000 to buy the drive-in from Fox /Theaters Inc. of Philadelphia. His Conshohocken, Pa., business, Montgomery Realty Co.. specializes in shopping center development. leasing and management. and Meshon said it has developed malls throughout Pennsylvania. The company is developing Towne Center, a 230,000-square-foot shopping center on the northeast corner of Spruce Road and the Black Horse Pike in Egg Harbor Township. Meshon said Rio Grande Associates was formed specifically for the drive-in project. He would not disclose the names of his

partners, but said they are two Pennsylvanians. Meshon, who owns property in Avalon and Wildwood Crest, said he/" has been coming to the county for the past 30 years, and is impressed by the activity around Route 47, Route 9 and the Garden State Parkway. "I'VE SEEN that area, seen the development," Meshon said. "There is the Rio Mall, Starn's and a lot of other shops in the area. "It impressed me," he added. "I see that area becoming kind of the commercial hub of the entire county." Meshon doesn t anticipate any opposition to the project. "I think the township and the area will be surprised, in terms of the presentation," Meshon said. "It's a contemporary look that's not evident in the area. "WE ADDED some elements to make it physically and aesthetically appealing." he added. "There are things there that will enhance the area and draw people from the entire county." Meshon said the shopping center will be a yearround operation. Rio Grande Associates will be represented at the meeting by Wildwood attorney Stewart F. Kay, as well as representatives from architectural, 'Electrical Connection' At Center COURT HOUSE - Students at the Cape May County Vocational Schools Career Center participated in an assembly program describing the complexities of electrical energy titled "The Electrical Connection". The program was produced by the Oak Ridge Associated Universities, Oak Ridge. Tenn., the world-famous energy research center, and presented by the Atlantic Electric Co. Steve Johnson, representative from the Oak Ridge Associated Universities, utilized electronic teaching aids to put complex energy issues in an entertaining '> format. THE PROGRAM led the « audience to an apprecia- i tion of how their energy use i habits affect power i producers. Student volunteers participated in a load demand game which demonstrated the distribution of electricity through a grid system. A bicycle equipped with an alternator was used to demonstrate how energy can be converted from a variety of energy sources. A plexiglas panel illustrated bow steam generating plants provide 86 per cent of the electricity consumed today.

The apartments range in size from 1,360- square-feet to 1,760-square-feet and would sit on a 27,500-square-foot lot. Parking is provided for 16 cars, including one handicapped space. The partnership's amended plan of nine units eliminatesnti)e need for a bulk variance, which would have been required by the original plan of 10 units. It will still need a variance for reduction of buffer width from 20 feet to 10 feet. According to plans, a four-foot-wide landscaped area will be in the buffer zone. ALSO ON THE AGENDA is a preliminary site plan review of Burleigh Land Company's proposal to put up 28 storage sheds on a 229,300-square-foot area across from the Transfer Station on Shunpike Road in Burleigh. According to plans, the sheds are all roughly 55-by-l45-feet and two sheds are already on the site. The remaining 26 will be put up in phases.
