Pending Pact Pier Owners to Erect City Boardwalk Center
NORTH WILDWOOD — City Councilman Ralph G. Johnson has announced that the city is entering into an agreement with Will and Bill Morey Enterprises Inc. concerning Morey's Pier. 2500 Boardwalk. The Moreys, Johnson said, will pay $200,000 to the city ; build a $150,000 Public Service Building on the Boardwalk and, in return, the city agrees to a quit claim deed on land at Morey's Pier and to support the brothers in a joint venture to apply to the state for a recreational facility at the amusement complex. The Public Service Building will be located at 16th Avenue and the Boardwalk. A third part of the agreement, according to Johnson, is that the city will collect a $45,000 rental fee on a leased structure at 2409 -11 Boardwalk for 1966. After that, the stand rental will be paid to the Moreys. The brothers also agree to honor the business lease by and between the cty and Joseph and Andrew A. Ferranolo. Johnson said if the Moreys violate or fail to fulfill and perform any of the terms and conditions of the agreement, the Moreys will be in default and the city may terminate the agreement, keep all deposit moneys and accrued interest, and the city and Moreys will have no further rights or obligations with respect to one another. MOREY ENTERPRISES has already deposited $25,000 in an interest-bearing account
which will be released to the city when they receive building permits to construct decking and a trash enclosure, and to move rides on the 15-foot strips they will gain for the entire length of their amusement pier. Besides agreeing to a quit claim of all their right, title and interest in the area in question, the city agrees to support the Moreys at the state level in their attempt to seek an exemption to a 1973 state aid agreement which would allow them to expand the width of their amusement pier by 35 feet to the 25th Avenue side and by 30 feet on the 26th Avenue side. Johnson said the Moreys anticipate building on a piece of property they already own. He noted that the Moreys are already one of the largest taxpayers in the city, paying a total of $59,457.50 on the pier and another property. City tax collector Albert Tarbottom said the pier is valued at $2,576,000 bringing in $54,548.75 to the city, and 'the other property is valued at $231,000 and taxed at $4,906.75. The city is supporting expansion of this pier as a recreational facility and as a major tourist attraction, Johnson explained. CITY COUNCIL President Lewis M Ostrander and City Clerk Joseph J. Stockridge have already signed the agreement ratified by City Council. The Moreys are expected to sign shortly. The $175,000 balance of payment is contingent on the Moreys receiving the modification they need of the state aid agreement and the issuance of subsequent building permits for pier decking. Final payment would be due during a 39-month term at nine percent interest payable to the city, Johnson said. In addition, Johnson said, the Moreys have agreed to replace a game facility on 25th Avenue with another upgraded facility and as a result of this, the city will have the opportunity to maintain its revenue. The $150,000 Public Service Building to be donated by the Moreys will contain men's and women's rest rooms, a police substation, a Public Relations Office and two concession areas which the city could use or lease. The Moreys will also install an access walk across the beach from the end of the pier to the high water mark. In a statement concerning the agreement, Johnson said: "The Morey's Pier expansion is designed to draw families to North Wildwood and thereby boost business for the entire community through increased tourism. "The future of North Wildwood is best secured by an increase in quality tourism. The amusement facilities in the Wildwoods are perhaps the second biggest attraction, next the beach, to this area. The city is doing its part to
preserve the future of North Wildwood by endorsing this property 's use for a substantial expansion and quality improvement to our vital amusement industry."
