OCEAN CITY GARDENS

The Finest Resort on the Atlantic Coast

Including all of the Famous North Point. Planned to Embrace all of the best Features of a Home b\ the Sea

A New Idea for Sea= shore Property The plan of development of the Ocean City Gardens is entirely different from anything ever attempted in seashore property. The plotting of this tract is after an original idea by a noted firm of landscape engineers, who plotted the World's Fair, Chicago. The streets are laid out so as to make artistic, irregular sections and plots with widening boulevards, an agreeable contrast to the straight lines of most suburban cities. While this has been more costly to the Company in the increased amount of property given over to streets and tbe greater cost incurred In grading, curbing and laying of sidewalks, it makes possible a greater variety of artistic effects than could be gained in any other way. Then, too, the shape of the famous North Point, all of which is comprised in the Ocean City Gardens tract, is peculiarly adapted for this methodTif laying out streets. Those who have traveled extensively say that Ocean City Gardens reminds one of towns on the Pacific coast, where nature has provided the material for the gardens and parklike effect that we are carry-

ing out here.

Improvements Unparalleled Surpasses AH Other Resorts Ocean City Gardens is subject to Ocean City restrictions, artesian water, sewers, underground telephone, and with many additions not possible in the older sections of the city. All lots are brought to building grade, granolithic sidewalks, enrba a*d graveled streets, made free of all expense to lot owners. On the bay side of the island is the large lagoon and new boat landing, surrounded by choice boat house lots for yachting and motorboats, a diversion for which Ocean City is famous. Unequaled Outlook on All Sides For a seashore home there is not another property with so commanding a position and beautiful outlook on all sides. The ocean on one side, on the other the inlet, with Atlantic City opposite, on the other the lieantifnl bay which has made Ocean City the leading yacht centre of New Jersey. The beach is one of the finest and best on the coast. There are no meadows or stagnant water BMrby to breed malaria aud the mosquito pest Climatic conditions are ideal, cooler in summer because fanned by the breezes frofa the ocean to the bay, and warmer in winter by reason of

the gulf stream.

First 1908 Syndicate Now Forming This is the first public announcement of the syndicate plan of purchase for lots at Ocean City Gardens. A plan that offers advantages nut otherwise possible. Those who are accepted in this syndicate have the privilege of buying one or two lots at the special price of fjy. each, worth double, triple and quadruple this price, bnt allowed only to syndicate members, and as • Only IOO Members will be Accepted at f 25 cash, balance at $10 monthly |i<> per cent, discount for cash . it ilikely membership agreements will all be taken up very quickly. When syndicate is completed the members will Ik- giYen an opportunity to bid a premium for choice of location. The highest bidder will have first choice, a® so on. As some members of the syndicate will naturally have a strong* preference for locations adjoining the homes of their friends and relatives, the premiums they pay for such locations _will greatly reduce the price of lots to other members, since ALL of the premium- money is divided equally among the members of the syndicate. Every lot included in the syndicate sale is choicely located to induce quick building and is worth fromjwo to three times syndicate price of 5490. The sole purjHisc of the Syndicate Plan is to get too good people interested in Ocean City Gardens at once and talking about it among their friends and acquaintances. Restrictions That Make An Ideal

Home

Every one knows that the chief factor of Ocean City's phenomenal growth is the moral and sanitary restrictions governing the entire island. Everything is clean and neaL Vulgar and sensational amusement is debarred. There are no saloons, no gambling houses, no slaughter houses or manufacturing plants, not even a burial ground is permitted on the island. Streets are wide, curbed and guttered and always clean. Sewer service is of the best, pure artesian well water and no rowdyism. A healthy', wholesome, moral resort for the entire family’. Women and children require no police protection. A place where men want their families to live under proper influences. In addition to this there is a climatic advantage due to the bracing air from the ocean. The religious and moral environment of Ocean City has attracted people of refinement and cultffte. \
