Contracts For Development Of The McLaughl an-Conover Tract Have Been Awarded WORK OK KILLING IN LAND LET TO THE HILL DREDGING COMPANY. II. Y. CLOUTING WILL UNDERTAKE BUILDING AND LAT1NG OF STREETS

When title to a tract of land ; comprising nearly eight hundred | Jot* of generous size is passed, it ; can be looked upon as of some importance. A tract of this size is not sold very often, for there are few who will undertake an operation of this size, which involves such a large outlay of money anil risk in disposing of the lots. The McLaughlan-Conover Com- ■ pany of Atlantic City, has just completed their deal, for the uur- i chase of the tract of land known as the Ocean City Gardens, being the entire section of land along ! the ocear. front, in the Inlet district of Ocean City. Title to the ' tract was passed to this company J at the Ocean City TitJe & Trust Co. ofTice. One feature of the passing of [ title was the large amount of 1 cash paid in settlement. It is the 1 custom in transactions of this r character involving nearly $200,- * 000.00, to accept a comparatively 1 small payment in cash, the pur- f chasers buying as it is commonly 1 termed, "on a shoe string." chase price is paid in cash. This tract is one of the largest ever sold to one buyer in Ocean Ctiy. The purchase was made in 1 September and it was immediately ' plotted into building lots and placet! on the market for sale. The ' entire tract was not mapped out ' at that time, however, only the i section lying on the insi.le of the I Atlantic Boulevard. This division ! comprises 449 lots. . The tract of land is not up to ' gratie, nor are the streets built. 1 The promoters did not wait until these improvements were made i before placing the lot.! on sale, < but started a selling campaign at t once, agreeing to fill the land to t grade, build sidewalks and curbs t and gravel streets before requir- i

d;ing the buyers to make final setd tlement 1 This plan of selling lots in * Ocean City was new, and many - s had misgivings of its sucess, but e the results of the campaign was: up to the expectations of the pro- * moters, and all but 43 of the lots; '' were sold within five weeks of the starting of the sale. This is look- - ed upon as the most remarkable , t achievement in real estate sales - ever accomplished in Ocean City. , When questioned about the re- ■ J suits thus obtained, Mr. McLaugh- I '• lan stated that he had followed ' , out the same plans in other big. i ; realty operations undertaken by . him in Atlantic City and Ventnor. . He always put the land on thet ■ market in its raw state before the! ■ improvements were made, and dc-j , livered title after such improve-l j menu were completed. In this, way he sold the loU at the very ' price possible, and this ' the purchaser the opportunity of making a greater profit when the movement for resales get underway after the improve- ' j ments weer made.

It is true, of course, that had ! ■ he waited to place the lots on j i sale, after the improvements were • i completed, he would have receiv- . ed a higher price for the loU;j yet he believed that if he gave the first buyer the chance to make that profit, he would gain in the end by having made money for purchasers. This worked out successfully in his other realty B deals, and many made large sums j through their investments withl The ocean side of the tract will | opened up in the Spring.
